Compare a BKC brief, an Andheri workspace and a Lower Parel option around where your team actually travels.
Take the office for a working-day test
Look at light, noise, meeting space, internet readiness and the trip from the nearest transport connection. Ask which parts of the office are usable exclusively by your team and which facilities are shared.
Compare the full tenure, included charges and exit arrangements as well as the headline price. Ask for the agreed specification and inclusions in writing. Availability and commercial terms come directly from the provider.
Turn headcount into a workspace brief
List current desks, likely growth, meeting rooms, private calls, storage and visitor needs. Compare a furnished office with an unfurnished lease and a serviced cabin. The quoted area alone will not tell you whether the team can work comfortably. Ask for a plan showing the actual usable layout, circulation and shared facilities.
Inspect the workday, not just the boardroom
Check arrival access, visitor entry, lifts, washrooms, mobile reception and the arrangement for power and internet. Ask about operating hours, weekend work, fit-out access and who handles building issues. For a BKC, Lower Parel or Andheri shortlist, compare the exact premises and your team’s routes rather than treating every office in the district as equivalent.
Put the complete occupancy cost on one page
Separate rent from maintenance, fit-out, furniture, parking, utilities, connectivity and any other charge. Record deposit, escalation, intended tenure, lock-in if proposed, notice and reinstatement questions for the actual agreement. Compare the same period across options. Ask qualified advisers to review property and contractual questions before a long commitment.
Questions before you enquire
Office lease or coworking cabin?
Compare the complete cost and control you need over layout, access, branding and tenure. A cabin can reduce setup tasks; a separate office may suit a different operating plan.
What belongs in the first office enquiry?
Headcount, preferred micro-locations, intended use, start date, tenure, layout needs, access hours, parking and the complete cost information you want returned.
